💧 Hard Water Descaling
Florida average water hardness is 150–350 mg/L (very hard). Annual descaling of water heaters and faucet aerators prevents efficiency loss and premature element failure. Sediment buildup can cut water heater efficiency by up to 25%. Consider a whole-home water softener if your hardness exceeds 180 mg/L.
🌳 Tree Root Intrusion

Toilet Shutoff
Oval knob behind/below the tank. Turn clockwise to close. Test annually — a stiff valve seizes and fails in real emergencies.
Under-Sink Valves
Hot and cold angle stops under each sink cabinet. Turn clockwise to shut off. Lubricate annually so they don't freeze in place.
Water Heater
Cold water inlet valve at the top of tank. Also locate the T&P relief valve — it's a critical safety device, not just a fitting.
