🏗️ Pool House / Cabana Permit Process

Is the pool house enclosed (4 walls + roof) or open (pergola, cabana, screen enclosure)? Enclosed structures require a building permit with architectural plans stamped by a FL-licensed engineer or architect. Open structures may only need plumbing and gas sub-permits.

FL building code §R302 and local zoning establish minimum setbacks from property lines, pool equipment, and septic tanks. Pool houses typically must be 5–10 ft from property lines and 10 ft from the pool edge. Verify with your county's zoning department before design.

Submit Building + Sub-Permits
Pool houses require: building permit (structural), plumbing sub-permit (CPC), electrical sub-permit (licensed electrician), and gas sub-permit (CGC or CPC-G) if gas appliances are included. All sub-permits are tied to the master building permit number.

Rough-In Inspections
Separate rough-in inspections required for plumbing (DWV + supply) and gas (pressure test at 1.5× MAWP per NFPA 54 §8.2). Gas pressure test must hold for 10 minutes with no drop before inspector signs off. Plumbing DWV test: 10 PSI air or water column per FPC §312.

After all work complete, final inspections by building, plumbing, electrical, and gas inspectors. If pool house is a habitable space, a Certificate of Occupancy (CO) may be required before use. CSST vs black iron: Corrugated stainless steel tubing (CSST, yellow-jacketed) is the most common material for FL outdoor gas runs — flexible, corrosion-resistant, and easier to run through walls and underground.
