Why FL Tankless Units Fail More Often
FL HARD WATER
Calcium/Magnesium Scale Buildup — FL #1 Tankless Killer
FL water from the Floridan Aquifer averages 10-25 GPG hardness (extremely hard). Scale deposits inside heat exchanger microchannels at 2-4x the rate of northern states due to FL warm incoming water temperatures (68-82F) that accelerate mineral precipitation. FL tankless units without water softeners or descaling maintenance will develop scale-related errors (ignition failures, heat exchanger overtemp, flow sensor faults) within 3-7 years. Units with softeners last 15-20+ years. Annual descaling recommended for FL units without softeners; biannual for softened water.
→ Common error codes triggered: Navien E003, Rinnai Code 14/61, Noritz Err 29, Rheem C2 231. All indicate overtemperature — often scale, not actual failure.
FL HUMIDITY
High Humidity Ignition and Venting Issues
FL average relative humidity 70-90% year-round. Condensate in venting systems (especially horizontal PVC vent runs) can accumulate and partially block exhaust, causing ignition failures and incomplete combustion errors. FL coastal salt air accelerates corrosion of stainless steel vent components, burner orifices, and igniter electrodes — faster than manufacturer warranty timelines assume. Tankless units installed in FL garages with poor ventilation also experience air supply problems during summer when ambient temps exceed 100F in unventilated garages.
→ Common error codes triggered: Navien E012, Rinnai Code 11/12, Noritz Err 10/11, Rheem C2 111. Ignition failure — check vent condensate traps, clean burner.
FL HURRICANES
Post-Storm Error Codes (Power Surge, Flooding)
After FL hurricanes or tropical storms: power surges trip tankless unit circuit boards (often shows random error codes or blank display). Flooding of unit enclosure causes short circuit and sensor damage. Extended power outage followed by restoration can confuse control boards. After any storm event: check for physical water intrusion into unit, reset main power breaker, check gas supply pressure, inspect vent termination for debris blockage.
→ Post-storm reset: shut off gas and power for 30 minutes, restore gas, restore power, attempt restart. If error persists, call FL-licensed plumber — do not attempt board replacement without gas cert.

FL Hard Water Descaling Procedure

Annual descaling removes calcium scale from the heat exchanger. In FL's hard water (10-25 GPG), this is the single most effective maintenance task. Equipment needed: descaling pump kit (~$35 rental or $85 purchase), 4 gallons white vinegar or commercial descaler (Navien/Rinnai brand or generic citric acid solution).

1
Turn Off Gas and Power
Switch unit to service/maintenance mode per brand instructions. Turn off gas supply valve (not main house gas — just the valve leading to the unit). Disconnect power or use unit's internal isolation if available. Wait 10 minutes for heat exchanger to cool.
2
Connect Descaling Pump to Service Ports
Locate cold water inlet service port and hot water outlet service port (typically on left and right sides of unit). Connect hoses from descaling pump to both ports — creating a closed loop through the heat exchanger. Close the main cold water supply valve to the unit before connecting.
3
Circulate Descaling Solution
Fill pump reservoir with 4 gallons of white distilled vinegar (food grade, 5% acidity) or manufacturer-approved citric acid descaler. Run pump to circulate solution through heat exchanger for 45-60 minutes minimum. Solution will turn cloudy/brown as it dissolves calcium scale — this is normal. If very scaled, solution may stop flowing — pause pump, allow fizzing to subside, restart.
4
Flush with Fresh Water
Disconnect pump, reconnect normal water supply, open cold water inlet and a hot faucet inside the home, and flush for 10-15 minutes until water runs completely clear and odor-free. Check inlet filter screen — clean if clogged with scale debris dislodged by descaling process.
5
Restore and Test
Restore gas supply. Restore power. Allow unit to run through full ignition cycle. Test at multiple fixtures. Monitor for any recurring error codes within 24 hours — if same error returns, scale was severe and professional service is needed (heat exchanger may need replacement).
FL Descaling Frequency by Water Hardness
Softened water (0-3 GPG)Every 5 years
Moderately hard (4-10 GPG)Every 2-3 years
Hard water (10-17 GPG) — typical FL municipalAnnually
Very hard (17-25+ GPG) — FL well waterEvery 6 months
Inlet filter cleaning (all FL units)Monthly

Tip: Test your water hardness with a $5 strip kit from any home improvement store. The result dictates your descaling schedule and whether a water softener or phosphate treatment system is cost-effective for your FL home.
