Water heater inspection failure
What is a T&P valve? The temperature and pressure relief valve (TPR or T&P) is a critical safety device on every water heater. It opens automatically if water temperature exceeds 210ยฐF or pressure exceeds 150 PSI โ€” preventing tank rupture or explosion. FL code ยง504 governs installation requirements. A failed or improperly installed TPR is one of the most common water heater inspection failures in Florida.

FL pro tip: Never test an old TPR valve by lifting the lever on a valve 6+ years old โ€” minerals and corrosion can prevent it from reseating, causing a continuous leak. Replace old valves instead of testing. Always match BTU rating and pressure rating on replacement.

Error #1 โ€” No pan in attic installation: FL ยง504.7 requires pans for water heaters installed in attics above finished ceilings. Water heater leaks in attics cause extensive drywall and structural damage. Extremely common in Florida homes built 1980โ€“2000.
Error #2 โ€” Pan drain terminates inside wall: The pan drain line must discharge to a visible, accessible location โ€” outside the building or above a floor drain. Drains that disappear into walls make pan leaks invisible until water damage is severe.
Error #3 โ€” Undersized pan: Pan must extend under the full footprint of the water heater plus at least 1.5 inches beyond the largest tank diameter. A 50-gallon tank needs a minimum 18-inch drain pan.
Error #4 โ€” Pan drain line too small: Pan drain must be minimum 3/4 inch (not 1/2 inch copper that some contractors use). Also must not connect directly to sanitary sewer โ€” must have an air gap or indirect connection.
Error #5 โ€” Pan drain connected to TPR discharge: The drip pan drain and the TPR discharge pipe are separate systems with separate termination requirements. They must not be combined or cross-connected.

FL installation tip: Use plastic drain pans (not galvanized) in Florida โ€” galvanized pans corrode within 5โ€“8 years in FL humidity. Sioux Chief, Watts, and Oatey plastic pans are preferred by FL inspectors and hold up better in the climate.

While flex connectors are acceptable for water supply inlet/outlet connections, they are absolutely prohibited on the TPR discharge side.
