๐ Main Water Shut-Off
The main shut-off stops all water supply to the home.
In FL single-family homes: Usually near the water meter, which is at the front property line โ most often in a small concrete or plastic box at the curb or sidewalk edge (green or black plastic lid). The shut-off is either a round handle (gate valve) or quarter-turn lever (ball valve).
Second location: Many FL homes also have a shut-off valve at the point where the supply pipe enters the home, usually near the water heater or in the garage. This is the easiest to access quickly.
In condos: There is usually a shut-off valve inside the unit, often under the kitchen sink or behind an access panel near the laundry closet. Some condos have a main shut-off in the mechanical closet. Know which type your unit has โ building shut-offs affect neighbors.
๐ฟ Individual Fixture Shut-Offs
Each fixture in FL homes should have an individual shut-off valve. Use these for single-fixture emergencies to keep the rest of the home's water running:
Toilet: Behind the toilet, lower left side. Oval or round handle. Turn clockwise to close.
Sink (kitchen & bath): Under the sink in the cabinet. Two valves โ hot (left) and cold (right). Quarter-turn lever or oval handle.
Washing machine: Behind the machine โ two hose bibs with red and blue handles, or one main valve. Also has a built-in valve on the machine itself.
Water heater: Cold water inlet (typically blue or black handle) is on the pipe entering the top of the tank. This shuts off supply to the WH without affecting the rest of the home's cold water.
Dishwasher: Usually under the kitchen sink, shared with the hot water supply. Shutting the hot water valve under the sink stops the dishwasher water supply.

If you smell gas: DO NOT touch any gas valves. Evacuate and call 911 first.
Main gas shut-off: At the gas meter, which is outside the home (usually on the side of the house). A rectangular nut on the meter requires a wrench to turn โ quarter turn perpendicular to the pipe = off. DO NOT turn the meter back on yourself โ call your utility.
Appliance shut-offs: Each gas appliance (range, dryer, water heater, furnace) has its own shut-off valve โ a quarter-turn ball valve on the flex connector. Perpendicular to the pipe = off. Use these for appliance-specific issues without shutting down all gas service.

1Call your carrier immediately โ not after cleanup
Insurance policy terms typically require prompt notification of a loss. FL courts have found that delayed notification โ even by 24 hours โ can give insurers grounds to reduce or deny claims. Call Citizens: 866-411-2742 (24/7 claims). Document the time and date of your call.
2Photograph and video everything before touching anything
Take time-stamped photos and video of: all wet areas, the source of the leak, all damaged contents, water lines on walls, flooring condition. Upload to cloud storage immediately. This documentation is your entire insurance claim if the adjuster disputes damage extent.
3Know "sudden and accidental" vs. "gradual leak" โ it's the key distinction
Citizens and most FL insurers cover "sudden and accidental" plumbing discharge. They routinely deny "gradual leaks" (slow drips, seepage over time). If you discovered the leak today, document that โ a plumber's report stating the pipe failed suddenly (vs. showing years of corrosion) is critical evidence for your claim.
4Do not make permanent repairs until the adjuster inspects โ but DO mitigate
Policy terms require you to mitigate ongoing damage (stop water, dry the structure) but NOT to make permanent repairs until the adjuster documents the damage. Have your plumber perform the emergency repair (stop water) and have the remediation company begin drying โ but do not replace flooring or drywall until the adjuster has visited.
5Keep all receipts and invoices โ everything
Every hotel night, meal, laundry visit, temporary housing cost during displacement is potentially covered under Loss of Use (Coverage D) in your homeowner's policy. Every remediation invoice, plumber invoice, and supply purchase is part of your claim. A simple spreadsheet tracking date, vendor, amount, and purpose is your best claim documentation.
6Get your own estimate โ never rely solely on the insurer's adjuster
The insurance company's adjuster works for the insurance company. For any claim over $5,000, consider hiring a licensed public adjuster (they work for you, on contingency typically 10โ15% of claim amount) or engaging a plumbing/remediation contractor who can document full restoration scope. Under FL law (FS ยง626.854), insurers cannot prohibit you from using a public adjuster.
7Slab leaks and Citizens โ specific guidance
Citizens covers the cost to access the leak (breaking concrete, tunneling) AND the pipe repair for slab leaks โ but typically does NOT cover consequential water damage to flooring and drywall under the "wear and tear" exclusion for older homes. This is one of the most disputed areas of FL plumbing insurance claims. Document the pipe condition with your plumber's written report โ "sudden failure due to pitting corrosion" vs. "long-term deterioration."
8Mold โ act fast, document the timeline
Citizens and most FL insurers cover mold remediation when it results from a covered water loss and professional drying was initiated within 72 hours. They deny mold claims when remediation was delayed or when the mold pre-existed the water event. Your remediation company should create a moisture log showing daily measurements from day one โ this timeline is your mold claim.
