ADA + STANDARDToilet rough-in distance is measured from the finished wall to the center of the closet flange (drain). This is NOT the toilet-to-wall gap β it's the drain centerline from the wall behind the toilet.
Standard: 12". Older FL homes may have 10" or 14". Measure from wall to drain center.
Leave 0 if measuring to finished wall face. Add 0.5" for tile, 4" for typical stud wall.

FPC 405.3.1 β Toilet location: Toilet shall be located a minimum of 15" from its centerline to any side wall, partition, or cabinet. This applies to BOTH sides. For ADA: minimum 18" from one side (transfer side).
FPC 405.3.2 β Toilet clearance: Minimum 21" clearance in front of toilet (measured to any obstacle). ADA requires 60" minimum turning radius or 30"Γ48" clear floor space.
FPC 412.2 β Shower receptors: Shower floor shall slope uniformly to drain at 1/4" per foot minimum. Curb height 2" minimum. Threshold maximum 1/2" for accessibility compliance.
FPC 424.6 β Grab bar blocking: FL requires blocking or solid backing in shower/tub areas of new residential construction to allow future grab bar installation (FBC 11-4.23.4). 2Γ8 blocking required between studs.
FPC 603.2 β Water heater location: Gas WH in garage requires 18" minimum elevation of ignition source above garage floor. Electric WH may be floor-mounted. Drip pan required for WH in conditioned space or above finished area.
FL Building Code Chapter 11 adopts the ADA Standards for Accessible Design for all new commercial construction and some residential. Key fixture requirements:
Lavatories (FBC 1109.2): Rim height max 34"; knee clearance min 27" high Γ 30" wide Γ 19" deep; clear floor space 30"Γ48" in front; supply/drain insulated or covered to prevent burns.
Water closets (FBC 1109.4): Height 17"β19" to top of seat; 60" clear floor space side approach OR 66"Γ56" for front approach; flush control on open side.
Shower stalls (FBC 1109.6): 36"Γ36" for transfer shower or 30"Γ60" for roll-in shower; seat required for transfer-type; controls between 15"β48" AFF; hand shower on 60" minimum hose.
Bathtubs (FBC 1109.5): Foot controls at 60" AFF; head controls at 60" AFF max 15" from foot wall; grab bars at 24" front, 12" back, side wall full length.
